What are Rolladen, and why do they matter at inspection?
Rolladen are the external roller shutters on most German homes, operated by a strap or crank and stored in a box above the window. They are standard here and unfamiliar to most American families, which is exactly why they go uncleaned for three years and then appear on an inspection report.
Each slat collects dust and grime on both sides, and the box lip collects more. Cleaning them means lowering the shutter fully and working slat by slat, inside and out. It is tedious, it takes real time, and it is one of the most common reasons a final-out inspection comes back with items to fix.

Upper floors without ladders
For exterior glass above the ground floor we use a pure-water pole system: tap water is demineralized and applied through a brush on a telescopic pole. Because the water carries no minerals, it dries without spots and needs no squeegee, which is why facades come out clean from ground level.
This is safer and cheaper than ladder work, and it means we can do the outside of your upper-floor windows without scaffolding. Where a pole cannot reach, we tell you before quoting rather than discovering it on the day.

Do you clean windows on the outside too?
Yes, inside and outside. Ground floor windows are cleaned by hand with a squeegee, upper floors with a pure-water pole system from the ground. If a window is completely inaccessible from outside, we tell you upfront and it comes off the quote.
Is window cleaning included in a move-out clean?
Yes. Windows with frames, tracks and Rolladen are part of our standard final-out scope, because they are part of the inspection. That is a deliberate difference from a generic deep clean, which usually stops at the glass.

Can you clean Rolladen without removing them?
Yes, and removing them is neither necessary nor advisable. We lower the shutter fully and clean the slats in place from both sides, then the box lip. Dismantling a Rolladen risks damaging the mechanism, which turns a cleaning job into a repair bill.
How often should windows be cleaned in a rented home?
Two to four times a year is normal for a family home, more if you are near a busy road or under trees. For a lease, what matters is the condition at handover, so if you have not cleaned them in a while, budget extra time or have it done professionally before the inspection.
