Why you get a quote instead of a price list
A published rate per bedroom looks helpful until you stand in the kitchen. Two identical three-bedroom homes can be a day apart in work: one was wiped down every week for three years, the other has an oven nobody opened since the last PCS. A price list would have to cover the worst case, which means everyone else overpays.
So we ask a handful of questions, quote one number, and put it in writing before anything starts. That number holds for the scope in the quote. If the home turns out to be materially different from what you described, we say so before we begin and you decide, rather than finding a surprise on the invoice.
What the price depends on
These are the things we actually ask about:
- Size of the home: bedrooms, bathrooms and whether there is a basement, attic or garage
- Condition: normal wear, or years of build-up, grease, limescale or pet hair
- Carpet: how many rooms need hot-water extraction
- Windows and Rolladen: how many, and whether they are reachable from inside
- Your date: PCS season from May to August fills up, short notice costs more
- Recurring or one time: a weekly or biweekly rhythm is cheaper per visit

- Carpet cleaning by hot-water extraction, priced per room, with the receipt inspections ask for
- Garage or carport: sweeping and oil stains, commonly checked off-base
- Interior wall washing for scuffs and marks beyond normal wear
- Same-week emergency slot when your inspection date moved
If an add-on is not necessary for your inspection, we say so. Selling you a wall wash you do not need costs us a review we would rather have.

No German VAT on your invoice
FatiGlanz Gebäudereinigung is registered as a small business under § 19 of the German VAT Act. That means no German value-added tax is charged and none appears on your invoice.
For you that removes a step: there is no 19 percent to take off, so there is nothing for a VAT relief form to do here and no trip to the VAT office before we can invoice you. The quoted amount is the final amount. You still get a proper itemized invoice in English for your housing office, your landlord or a reimbursement claim.
Frequently asked questions
Why do you not publish a price list?
Because a number on a page would either be too high for a well-kept home or too low for a neglected one, and you would find out which on invoice day. You get a written flat rate the same business day instead, and it is valid for 30 days.
Is the flat rate really flat?
Yes, for the scope in your written quote. If we arrive and the home is materially different from what you described, for example three years of grease in a kitchen described as lightly used, we stop, tell you the difference, and let you decide before continuing. No silent add-ons on the invoice.
Do I need a VAT relief form?
No. We are a small business under § 19 of the German VAT Act, so we do not charge German VAT in the first place. There is no 19 percent on your bill to remove, which means no form, no VAT office and no waiting for paperwork before we can invoice.

Do you charge extra for weekends or short notice?
Weekend work and same-week emergency slots carry a surcharge, and it appears in your quote before you agree, never afterwards. During PCS season from May through August the calendar fills fast, so booking two to three weeks ahead usually avoids the surcharge entirely.
What payment methods do you accept?
Bank transfer or cash, with a proper invoice either way. We do not require a deposit for move-out cleaning. For recurring cleaning we invoice monthly, which keeps things simple for families budgeting in dollars.
How far ahead should I book?
For a final-out during PCS season, two to three weeks ahead. Outside the summer, a week is usually enough. If your inspection date just moved, ask anyway: we keep room for short-notice jobs and will tell you straight away whether we can take it.
